Signs your water heater needs attention

Water heaters usually give some warning before they quit. Hot water that runs out faster than it used to, water that is only warm, popping or rumbling sounds from the tank, rusty or discolored hot water, a sulfur smell, moisture or a puddle near the base, or a pilot light that will not stay lit are all reasons to have the system looked at.

Tankless units have their own symptoms: error codes on the display, water that swings between hot and cold, or a unit that shuts off when several fixtures run at once.

Tank water heaters

Traditional tank heaters store and heat a fixed volume of water. Over time, sediment settles at the bottom of the tank, which can cause noise and reduce efficiency. Components such as the thermostat, heating elements, gas valve, thermocouple and temperature and pressure relief valve can fail independently of the tank itself. Many problems can be repaired; a leaking tank generally cannot.

When we diagnose a tank heater, we look at the age and condition of the tank, the failed component and the venting and connections, then explain whether repair or replacement makes more sense.

Tankless water heaters

Tankless systems heat water on demand and can save space, but they rely on correct sizing, gas or electrical supply and periodic maintenance. Scale buildup inside the heat exchanger, venting issues and flow problems are common causes of trouble. We troubleshoot tankless systems and explain what the unit needs to perform properly again.

Repair or replace?

There is no single answer. A newer heater with a failed part is usually worth repairing. An older tank that is leaking, heavily corroded or failing repeatedly may be a better candidate for replacement. We present repairs and replacements as options, with the reasoning behind each, and we do not quote prices before seeing the system because installation conditions vary widely from house to house.

If you decide to replace, it is a good moment to think about capacity, the space available and whether your household's hot water use has changed since the last heater went in.

Safety around water heaters

Water heaters combine heat, pressure and, for gas units, combustion. If you smell gas, leave the home and contact your gas utility from outside. If the relief valve is discharging water or the tank is leaking, turn off the cold water supply to the heater and the power or gas to the unit if you can do so safely, then call us at (971) 455-3804.

What to tell us when you call

A few details help us diagnose faster. Is the heater gas or electric, tank or tankless? Roughly how old is it? The label on the side usually lists the model and serial number, and the serial often encodes the manufacture date. Describe the symptom: no hot water, not enough hot water, noise, odor, discolored water or a leak. Let us know where the heater is installed, whether in a garage, closet, basement or attic, since location affects access and the work involved.
